What services does HomeHop provide as a property manager?

We offer full-service short-term rental management with a team of 18+ dedicated professionals. This includes:

- Six guest messaging specialists available 24/7, enhanced with AI tools.

- A general manager, operations coordinator, and dedicated head of cleaning.

- Two full-time maintenance team members plus a deep network of preferred repair professionals.

- A full-time interior designer to assist with refreshes and oversee full-property design, working with a curated list of preferred designers.

- Revenue management, OTA setup, listing optimization, restocking, guest relations, vendor management, monthly owner statements, and more.


We also have 14 cleaning crews and 12 part-time contractors we work with along with a constantly growing team.

How much does HomeHop charge?

Our standard fee is 25% of gross booking revenue (excluding cleaning fees). Cleaning fees are paid directly to the cleaners. Any other operational costs (supplies, maintenance, deep cleans, etc.) are passed through with full transparency and shown on your monthly owner statement. Our one-time onboarding fee is $1,500 that is made up of 94 steps and includes $875 of hard costs.

What does onboarding include?

We handle it all: initial walkthrough, professional photos, supply stocking, OTA setup, listing optimization, pricing strategy, and a full deep clean. This setup is essential to launch strong and is often where many property managers fall short.

Do you require a contract?

Yes, we start with an 24-month agreement that auto-renews. This allows for proper onboarding, review accumulation, and ramp-up. We structure contracts to protect both parties and ensure long-term alignment.

What is not included in your management fee?

Our standard fee does not include:

- Local permit handling or city registration (owners are responsible, but we can guide you).

- Real estate agency services (though we provide feedback and projections on potential STRs).

- Utility setup, furnishing logistics, or supply buying (unless selected as part of a turnkey package).

- Sales tax reporting (offered optionally for an additional monthly fee — exclusive to HomeHop).

Where does HomeHop operate?

We currently manage properties across all major Ohio markets: Cleveland, Akron, Canton, Columbus, Cincinnati, Dayton, Toledo, Sandusky, and Hocking Hills.

Is short-term renting legal in my area?

STR legality is city-specific. We recommend connecting with us before purchase. We’re also founding members of NOSTRA (Northern Ohio Short-Term Rental Alliance), advocating for fair and responsible regulation.

Do I need special insurance for a short-term rental?

Yes, you’ll need a policy that explicitly allows short-term rentals. We’ll review your coverage during onboarding and can connect you with our preferred broker to ensure compliance.

Are you investors too?

Yes — and it shows. We own over 30 properties as of mid-2025 and are launching a $5 million fund to acquire 50+ more. We evaluate everything through the lens of ROI, durability, and long-term value because we manage our homes the same way.

Revenue & Marketing

How do you price my home and manage revenue?

We use tools like PriceLabs and AirDNA to establish projections and benchmark performance. Once live, your home is managed by a full-time revenue manager using a specialized platform that automatically updates pricing, descriptions, and photo captions to maximize visibility and conversion. We review data weekly to continuously improve revenue.

What kind of returns can I expect on my property?

Most of our 3- to 5-bedroom homes gross between $50,000 to $80,000 per year (after cleaning fees). That said, performance is highly variable depending on location, design, and amenities — with some top-tier properties reaching into the low $100,000s. Average annual occupancy is around 71%.

Property Care

How do you handle cleaning?

We have a network of over 14 cleaning crews, continuously evaluated for quality. Our properties average over a 4.9 cleanliness score on Airbnb — one of the highest in Ohio. Cleanliness is one of the most important factors in guest satisfaction and reviews.

How do you handle maintenance?

Most property managers don’t have in-house maintenance — we do. HomeHop has two full-time in-house maintenance team members who handle the majority of issues quickly and effectively. We also have trusted contractors for nearly every specialty. This ensures fast resolution of problems, better guest satisfaction, stronger reviews, and ultimately, more money in your pocket.

Do you allow pets at my property?

It’s up to the owner. That said, pet-friendly properties tend to outperform on occupancy. We can help advise on whether it makes sense for your home.

Owner Services

When and how do I get paid?

Owner payments are distributed monthly, typically within the first 10 business days. Statements include a detailed breakdown of all reservations, associated expenses, and a folder with all receipts.

Can I use my property when I want?

Absolutely. It’s your home. We’ll work with you to block dates and ensure your stay doesn’t interfere with existing bookings.

Can you assist with taxes?

While we don’t prepare or file taxes, our CEO is a licensed CPA and we’re happy to provide high-level tax strategy support. One key area is cost segregation studies — a powerful tool for maximizing depreciation and returns. We ensure owners understand how to best optimize the financial performance of their investment.

How does HomeHop approach interior design?

Our best-performing homes are those we’ve led from a design perspective. We offer several hands-off design packages through our in-house interior designer and vetted partners. From layout to final staging, we manage A to Z, ensuring homes are optimized for photos, guest experience, and long-term performance. No other local manager offers this level of design integration.

Guest Services

How do you handle guest communication and issues?

Our 24/7 guest messaging team ensures rapid responses via AI-supported platforms and six dedicated staff members. From pre-check-in to handling any mid-stay issues, we ensure guests feel supported and problems are resolved promptly.

What happens if something goes wrong during a stay?

We have a waiver policy in place that covers incidentals under $500 — these are simply handled internally and not passed to owners. For damages over $500, we utilize Airbnb’s AirCover for OTA bookings. For direct bookings, we partner with a dedicated protection provider that is automatically applied to every reservation.
